The new caf? forms part of a refurbished block of traditional brick and tile construction which also accommodates the new cycle hub, together with unisex WC, baby changing area and plant room. Refurbishment and re-purposing under Application Reference: W/21/0256. The caf? itself will be provided to mainly open plan shell finish. To the frontage, there will be a designated paved seating and dining area.
The Opportunity
This is an exciting opportunity to launch a new caf? at the heart of Newbold Comyn Country Park and will be the only caf? on site with ample visitor parking plus two designated spaces (delivery arrangements are to be agreed). The adjacent WC and baby changing facilities will be managed and maintained by Warwick District Council. Catering rights are available to a new tenant for the sale of
hot and cold (non-alcoholic) drinks and snacks. "Snacks" is defined as cakes, chocolate, sweet and savoury bars, crisps, sandwiches, filled rolls and paninis, ice creams and ice lollies. Any other food items are to be with the landlord's permission which must be expressly sought and obtained. A more definitive list of snacks to be offered for sale may be agreed prior to completion of the lease. The building will be provided in a shell state within the ingoing tenant to provide their own fixtures, fittings and furniture, to include kitchen facilities. There will be an obligation on the tenant to keep the property and external area open for serving the public (but not restricted to and only as a minimum - the tenant may choose to remain open during a wider period) as follows:
