There are no fees to tenants for reference checks
Permitted payments : Holding deposits (a maximum of 1 week's rent)
Once referencing has passed successfully and the tenancy is signed this becomes part of the your security deposit, but this will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, have an undeclared CCJ, fail a Right- to-Rent check, provide materially significant false or misleading information, or fail to Sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or Other Deadline for Agreement as mutually agreed in writing).
The first month?s Rent and remainder of the Security Deposit is due a week before the Tenancy is due to commence so that we can protect the Deposit and get the certificate of proof from the Tenancy Deposit Scheme prior to signing the tenancy agreement.
Rent payment is the monthly rent that is agreed for the Property.
Deposits (a maximum deposit of 5 weeks' rent for annual rent below ?50,000, or 6 weeks' rent for annual rental of ?50,000 and above) This covers damages or defaults on the part of the tenant during the tenancy.
Other fees
Payments to change a tenancy agreement eg. Variation, amendment or change of sharer (capped at ?50 including VAT per agreed change or per sharer, or, if higher, any reasonable costs). New tenant referencing, Right to Rent checks, deposit registration as well as the preparation of new legal documents.
Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs).
Utilities, communication services (eg. telephone, broadband, gas, electricity), TV licence and council tax. You will be responsible for the payment of telephone, internet, gas, water and electricity accounts at the property during your tenancy, as well as the council tax unless agreed otherwise. You are also responsible for ensuring that a valid television licence remains in place for the duration of the tenancy. Utility companies will also always require the occupant to provide access for any visit.
Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate).
Replacement of for example lost keys, other security devices or replacement parking permits variable (as per the invoice/actual cost which will be supplied to the tenant).
Contractual damages in the event of the tenant's default of a tenancy agreement; and any other permitted payments under the Tenant Fees Act 2019.
Management of the Property: At the start of the tenancy we will advise you who is responsible for managing the property. This is not always Christopher Rawlinson & Co. Where we are not managing the property we cannot authorise any repairs or maintenance, or guarantee the speed at which repairs will be carried out. Where we are managing the property, we may have to obtain the landlord?s consent before proceeding with a repair.
Where we manage a property and hold keys, we can usually provide access to our nominated contractors (with your permission). However, where we do not hold keys or the contractor is not willing to collect keys, it is your responsibility to provide access.

Landlord Fees
Our lettings office in Preston Road manages many properties in Wembley, Harrow, Willesden, Pinner, Northwood, Rickmansworth and. surrounding areas. The demand for flats and houses to let throughout these areas far exceeds the availability of suitable property.
Once we find the ideal tenant, we can offer property management services, which will include collecting the monthly rent, inspecting the property every few months and sorting out those niggling repairs, which can be time consuming for the busy landlord.
Christopher Rawlinson & Co cover a variety of works depending on the landlords circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rent checks (if applicable) and drawing up contracts.
