What is the affordability requirement?
As a responsible agent, we are required to conduct affordability checks on prospective contract-holders. This means that in order to successfully meet the referencing criteria for this property, you must be able to demonstrate a minimum household income per month. A household means all income by all parties living in the property, above the age of 18. For example, if a couple were to apply and they each earned £1,200 per month (after taxation) then their combined household income would be £2,400. We can also take savings into account, as well as bonds or investments.

Does the landlord accept housing benefits?
We do not discriminate against anyone in receipt of universal credit or housing benefits. As a responsible agent, we are required to ensure that your household income meets the affordability requirement, so as long as you can prove where your household income comes front, being in receipt of universal credit or housing benefit is irrelevant. We may ask you to provide a UK guarantor, as some mortgage lenders and insurance providers stipulate this as a requirement.

What is a guarantor?
A guarantor is a friend or family member that will take financial responsibility if you breach your tenancy, such as failing to pay rent. A guarantor can be called upon at any time during the tenancy, and will remain as 'the guarantor' for however long you live in the property, including any extensions or renewals of that tenancy. To quality, the guarantor must meet the same affordability requirement and have a clean credit history.

Do I need a guarantor?
We may ask you to provide a guarantor if you do not meet the minimum criteria to rent. Some examples of when a guarantor may be necessary could include: falling short on the affordability requirement, having no available landlord reference, or having some minor adverse credit history. We may ask you to provide a suitable guarantor if any of your household income is from universal credit or housing benefit, to ensure the landlord remains compliant with mortgage and insurance requirements.

What is Reposit?
Reposit is a deposit alternative provider. Reposit provides tenants the opportunity to move into a rental property without having to pay a deposit. For the cost equivalent of just one week's rent, you can move into a property without the need to physically pay a deposit, thus helping your cash flow when moving home. It's always nice to have a few extra quid in your pocket, for those unexpected moving costs.
