DIRECTIONS

From Kingsbridge head north-east on the A381 towards Totnes. At Stumpy Post Cross, take the first exit and continue along the A381 for 1.3 miles. SITUATION

Trant’s Field is situated in the small hamlet known as ‘The Mounts’ situated on the A381 road between the towns of Totnes and Kingsbridge in the South Hams Area of South Devon.

The nearest town of Kingsbridge is approximately 3.6 miles to the southwest, while the market town of Totnes being approximately 9.5 miles to the north.

DESCRIPTION

Trant’s Field extends in all to approximately 2.06 acres (0.83 hectares) of gently sloping grassland and is situated on the western side of the A381 council-maintained highway that leads from Kingsbridge to Totnes.

The land is predominantly east facing with views north across adjoining agricultural land. There are a combination of natural perimeter hedges and a manmade bank along the southern boundary acting as a partition from the neighbouring land to the south.

METHOD OF SALE

Trant’s Field is offered for sale by Formal Tender (unless sold prior). The deadline date for the submission of tenders Tuesday 29th April 2025 at 12 noon and all tenders must be submitted to Luscombe Maye, 62 Fore Street, Kingsbridge, Devon TQ7 1PP in an envelope clearly marked ‘Trant’s Field’.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller and provide a deposit equivalent to 10% of their offer price as their tender. If either of these two component parts are not submitted, their tender risks being declined.

Moreover, the successful purchaser will be liable to pay the sum of £2,000 + VAT as an administration fee in addition to their tender.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitutes an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
