The village of Wellow is situated approximately 6 miles south of Bath. It is a particularly pretty and popular village with an active community and excellent range of local facilities. These include The Parlour Shop where you can buy locally reared organic meat and a superb public house, the Fox and Badger, which is excellent for a pint, but also provides really fine food. There is also the well-regarded Magic Box playgroup and St Julians primary school. There are two community tennis courts, playground, cricket nets and boules pitch. The National Cycle Route 24 linking Bath to Frome passes through the village.

Wellow has easy access to Bath and Bristol, both benefiting from mainline railway services to London Paddington. A community bus also runs in and out the village quite frequently. Junction 18 of the M4 motorway is within convenient driving distance and the A303/M3 is accessible. Bristol Airport (approximately 19 miles) is less than an hours drive away. All Hallows, Downside, Millfield and Wells Cathedral School are all popular schools with families in the locality, as are the well-regarded Bath schools.

Village life in Wellow is said to be amongst some of the best available around Bath.

Description

Water Meadows has been the subject of a complete renovation since its purchase by our clients in 2016. This has resulted in the property being completely rewired, replumbed, all new windows and front door, and underfloor heating to much of the ground floor. Additionally, with the help of local architectural firm, CaSA, the house has been extended on the eastern side and remodelled internally to create a very fine contemporary home. The property has good eco credentials via a water source heat pump system and Velfac high thermal rated windows.

Entering the house via the front door you are welcomed into a generous entrance hall with built-in cupboards for coats and a door to the downstairs cloakroom.

To your right side, the hall leads through to a wonderful study/studio room which has double aspect with French doors out to the terrace. Also off the main hall you go through to a fine sitting room with parquet flooring and a grand Bath stone fireplace with Hunter wood burning stove. There are large sliding doors out to the main terrace and the breathtaking views beyond. There are also French doors out to the canopied terrace. Seamlessly this room leads through to a fantastic dining/breakfast room which is open plan to the kitchen. This has a double aspect and also a skylight which enhances the bright and airy feel of the room.

The views continue to impress as you circulate through to the kitchen which has been beautifully designed with great care. One feature of particular note is the corner designed windows which also feature above in the master bedroom. The kitchen itself has a central island and a good range of units. Appliances include twin Smeg ovens, Smeg five ring induction hob, Smeg dishwasher and Bosch fridge freezer. A double Butlers sink by the corner window makes a fine place to do the washing up and enjoy the views.

To the rear of the kitchen a door leads through to a utility room and boot room area with back door to the rear garden, ideal for coming in with muddy dogs or boots.

Upstairs, the master bedroom is of generous size and has the corner window feature which makes the most of the views. The ceiling is partially vaulted which gives an extra sense of space. There is a very well-fitted ensuite shower room with attractive blue tiling.

There are three further bedrooms and a family shower room.

The property has a very useful lower ground floor area which in the most part consists of one large space which could easily be used as a gym or even playroom. Against one wall is the heating system. One door leads through to the double garage which has electricity behind a panel for a car charger, and remotely operated electric up-and-over doors. There is also a glazed back door out to the driveway and a further storeroom with plumbing, which could be used as a utility area.

Externally

There are three main sections to the grounds of Water Meadows. To the lane side of the house a gate gives access to a pathway with a bridge over the stream. This part of the garden is extremely attractive and naturalistic and runs down to a small mill pond where the water-source heat pump is situated. There is a lovely magnolia on the banks and an acer.

Once over the bridge you access the rear gardens which provide a flat lawned area, flanked on one side by a fruit cage and vegetable growing area. There is a small timber shed and a greenhouse. This part of the garden is very tranquil and private. Two old apple trees complete the picture.

To the front of the house are two main terraces; one from the sitting room and one from the studio, both of which are superb places to enjoy the stunning views. The main terrace has a contemporary glazed balustrade. Steps lead down past a couple of stone built walled terraced beds to a further lawned area with tarmacadam drive snaking up from Mill Lane.
