DESCRIPTION

Luscombe Maye is delighted to bring to market 4 Lower Green, a tastefully presented three-bedroom detached home with views to nearby countryside. Situated in a cul-de-sac and being approximately half a mile from the centre of South Brent village, the property also enjoys a South-facing tiered garden and additional off road parking compared to other homes on the estate. The property was Built by Cavanna Homes in 2017 with 4 years remaining of the NHBC warranty and has an excellent 'B' EPC rating.

Downstairs comprises a light and airy reception room off the entrance hall plus a kitchen-dining room which spans the whole length of the home and enjoys French doors opening out to the rear garden. The kitchen comprises matching wall and floor units and has an integrated dishwasher, an oven and grill and a four-ring gas hob with cooker hood. There is space and plumbing for a washing machine and fridge freezer, plus ample room for a dining table set, perfect for when hosting friends and family alike. There is also a downstairs cloakroom with W.C. and basin.

Stairs from the entrance hall ascend to the first floor accommodation and access the three bedrooms and family bathroom. The master bedroom and second bedroom both enjoy views to the countryside and towards Brent Hill and the main bedroom benefits from an en-suite shower room. The third bedroom is currently used as a home office and the family bathroom has a bath with shower over, W.C. and basin in white.

OUTSIDE:
At the front of the property there are cast iron effect railings either side of the front door with some small shrubs and bushes. The garage has a metal up and over door, power and light connected and there is driveway parking for one car in front of the garage and another off road parking space the other side of the property. An electric car charging point is located on the outside wall on the driveway.

A side gate provides access to the rear garden, which has been tastefully landscaped by the current owners. There is a sizeable patio area which can accommodate an outdoor dining table set, perfect for Alfresco dining. Steps lead up to some areas of lawn, a great space for children or pets to play. Sleepers border the tiers and shrubs and plants sit at the border.

SOUTH BRENT

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.

Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
