DESCRIPTION
Situated within the heart of one of Modbury's very popular residential estates, Long Park, this property is within easy reach of the primary school and within walking distance of all the amenities the town has to offer. The property is approached over a private driveway which provides parking for at least two cars, one behind the other and gives access to the garage, with up and over door to front and with power and light connected. A path leads past the garage to the front door which opens into a useful hallway and utility area with plumbing for a washing machine and personal door leading into the garage. A door leads from the hallway into the inner hall with a staircase rising to the first floor and doors leading in to the kitchen and living room. The kitchen is well fitted with a range of modern base and wall units with an integrated fridge/freezer. There is space for a freestanding electric cooker with a fitted extractor hood over. The lounge is of a good size and benefits from patio doors opening into a lovely conservatory with doors out into the garden. Stairs rise to the first floor landing with access to loft space and a large built in airing cupboard, housing the hot water tank. There are three good sized bedrooms, two of which, at the back of the house, enjoy glorious views over the surrounding countryside and towards Dartmoor. The main bedroom lies to the front of the house and has built in wardrobe cupboards and enjoys an outlook over a green space on the estate. The bathroom comprises of a modern white suite with wc, hand basin in vanity unit and a fully tiled shower cubicle.

The garden to the rear is part paved and part gravelled and enjoys a super outlook over the fields and surrounding countryside and further benefits from a right of way over the neighbouring property providing rear access to the garden.

SITUATION
Modbury is a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty', and is only about 4 miles from the nearest beach. Some two hundred years ago it was extremely prosperous being the local market town and a centre for the wool trade. Today there is a good range of local shops including a butcher, chemist, delicatessen and a number of pubs, cafes and gift shops. Other amenities include a primary school, health centre, dentist, hairdressers, veterinary surgery and mobile bank and library.
For more comprehensive shopping, Kingsbridge is to the South and Plymouth is about 12 miles to the West. Modbury is on the main bus route and is also only about five miles from the A38. Nearby there are fine cliff top and coastal walks, other beaches and coves, with sailing at Salcombe and Newton Ferrers, 18 hole golf courses at Thurlestone and Bigbury and Dartmoor National Park is several miles to the North.
