SITUATION

The twin villages of Newton Ferrers and Noss Mayo enjoy a delightful riverside setting on the wooded slopes of the River Yealm estuary. This sheltered, deep water harbour is much favoured by yachtsmen and lies within a truly beautiful valley in the unspoilt South Hams countryside, an Area of Outstanding Natural Beauty.
The villages share a number of facilities including a post office, pharmacy, traditional butcher, Co-Operative store, three good public houses, two churches, yacht club with bistro and good Primary school. Bus services run to Plymouth city centre which is within easy commuting distance. The main route from Plymouth to Exeter (A38/M5 Devon Expressway) is only a few miles away. Intercity trains run daily from Plymouth to Paddington. The Continental Ferryport is also easily accessible. All give superb access to the rest of the country, combined with living in one of the most beautiful riverside locations on the south coast.
Plymouth itself is an historic & vibrant waterside City, well provided with colleges, grammar & public schools, modern university, the Peninsula Medical School, Theatre Royal & cinemas, large department stores, cafes, bistros & restaurants. The leisure facilities are outstanding with superb watersports in & around Plymouth Sound.

ARCHITECTURAL DESCRIPTION

Cubert has been conceived as a dwelling with a strong modernist design intent. It takes design ideas from several modernist designers of the 20th century and the emerging modern vernacular in the surrounding area. The main conceptual design revolves around the integration and subtle connection of 3 distinctly separate forms recessed into a sloping site. The arrangement of the forms are a direct contextual response to the immediate area surrounding the site. Key modernist design elements include the cantilevered structures and the use of modern sheet metal materials. The building forms above ground floor level have been intentionally dissected to allow slot views and light through.
Internally the spaces are mostly open plan with the first floor carefully located to maximise views and visually connect with the surrounding tree canopies. The first floor living space connects with an external landscaped terrace area. The internal staircase is located within a three-storey void. Window apertures have been maximised wherever possible and obscured where necessary. At ground floor level the room types have been carefully considered to align with contemporary living requirements.

OUTSIDE

Landscaped gardens will surround the property, enjoying panoramic views over the village. Elevated terraces and Balcony.
