Built in the early days of the Edwardian era and believed to have been only the third house to have been constructed in Kingsgate Avenue, this detached family home is still full of original features. These include the wonderful balcony above the front porch, fireplaces in virtually all the rooms including the bedrooms, high skirtings, dado and picture rails. The period front door has an inset leaded light glass panel and leads to the porch into the reception hall that still has a fireplace with a working fire.

There is a charming lounge with exposed ceiling beams, a box bay window and an impressive fireplace with handcrafted inset tiles that is used on a regular basis. The cosy sitting room with a tiled fireplace could always be used as a dining room or study. It opens through French doors to a large and impressive Victorian style conservatory that offers plenty of room to have both seating and dining areas. This overlooks the wraparound terrace and garden and also has glazed double doors to the country style kitchen with wood units, a range cooker, room for a table and chairs as well as an adjacent utility and cloakroom.

Upstairs there is a family shower room and four bedrooms including a single that makes an excellent office and a double that has French doors to the balcony where you can sit and enjoy a morning coffee and have glimpses of the sea. The first bedroom has fitted wardrobes and a Jack and Jill bathroom incorporating a central stand-alone bath with a second access from the first floor corridor.

Outside the rear garden is about 100ft long and is mostly laid to lawn with shrub borders, a cedar summerhouse, greenhouse and garden shed. It has steps up from a very wide terrace that wraps around nearly all of the property. There is a front lawn bordered by a high hedge providing considerable privacy and a crazy paved drive for off road parking that leads to the detached, pitched roof garage. This has been extended to include a workshop area but could always be converted into an annexe, subject to the necessary permissions.

What the Owner says:

We moved here about 20 years ago because we loved the character of the property and the nearness to the sea. We have tried to retain as many original features as possible but have put in double glazing and the conservatory where we spend much of our time. However, for health reasons we are having to downsize. It is very quiet and peaceful and we are only a two minute walk from the clifftops and blue flag beach at Botany Bay and not far away is the quiet Kingsgate Bay or Joss Bay for surfing and paddle boarding or the local riding stables for horsey enthusiasts.
We are within walking distance of the North Foreland Golf club for golfing aficionados and if you want a drink or a meal without having to take the car out there is the Botany Bay hotel or the Captain Digby restaurant and the Nineteenth Hole pub. A regular bus service takes you around Thanet on the Loop and there is a useful convenience store nearby. Broadstairs town centre is only a five minute drive with its mainline high speed rail service that can whisk you to St Pancras in under an hour and a half, a wide variety of individual shops, bars and restaurants and a number of annual events such as Folk Week, the Dickens Festival and the Food Fair. There are also excellent education facilities with Outstanding primary and grammar schools as well as first class private schools in the area.
