SITUATION

The Barn and Land at Wigford is situated between the village of Loddiswell and hamlet of California Cross, within the South Hams area of South Devon and within an area designated as a National Landscape (formerly known as Area of Outstanding Natural Beauty).

The market town of Kingsbridge is about 4 miles to the south and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 6 miles to the north.

DESCRIPTION

The Barn and Land at Wigford extends to a total of approximately 7.20 acres (2.92 hectares) in all as outlined in red on the site plan.

The land is offered for sale as a whole or in two lots and buyers are invited to submit offers for one or both of the lots as may suit their requirements.

Lot 1 (0.48 acres - as shaded blue on the site plan)

This semi-detached farm building measures approximately 60' x 60' (3,600 square feet) and is constructed of a timber frame with Yorkshire boarding on the west side (and on the north side albeit attached to the neighbouring building), open sided on the other two sides, all under a plastic coated corrugated steel roof. Earth floor.

The barn is accessed from the nearby council highway over a short track to the barn and yard area.

The building has been used for agricultural purposes in the past (mainly for accommodating livestock), but the reasonable sized yard area around the building could be useful for general storage purposes (subject to planning).

Access to the land is through a vehicle width gateway off the adjoining council highway on the north boundary.

A standard agricultural stock fence will be erected within eight weeks following legal completion by the seller in the large gap along the eastern boundary (approx. 30 metres).

Private water supply to both lots (shared from a collecting tank in Lot 2).

In the event that the property is sold in two lots, the buyers will be required to enter into a management agreement in respect of the maintenance and repair of this supply.
