DIRECTIONS

From Modbury proceed up Brownston Street and continue along this road for about two miles. Take the fifth left-hand turn signposted Brownston, this being Chapel Down Lane. follow this road for about 11⁄2 miles and the gateway to the land will be found on the left hand side. Proceed through this gate and along the shared access track, which leads to land on the right hand side.

DESCRIPTION

The land at Chapel Down Lane extends to a total of some 4.06 acres (1.64 hectares) all down to grass as outlined in red on the site plan below.

The land has a combination of gentle, moderate and in some places steep north and east facing slopes. The land would be suitable for a range of uses, including equestrian/ livestock grazing/ general recreation or amenity use (subject to obtaining the necessary planning consents).

The land at Chapel Down Lane benefits from a wooden field shelter, which extends to approximately 36 square metres (387.50 square feet) located in the south western corner of the land. The field shelter is of an older, basic timber construction with earth floor under a corrugated sheet roof.

ACCESS

The land at Chapel Down Lane is accessed over an existing track leading off Chapel Down Lane, shared with other users.

The other users of the track are those owning the land immediately to the north (known as Northdown Farm), the owner of Brownston wood (also located to the north), maintenance of the track is split between all three users.

METHOD OF SALE

The land is being offered for sale by Formal Tender (unless sold prior), with a closing date of Wednesday 9th October at 12 noon.

Tenders must be submitted to 62 Fore Street, Kingsbridge TQ7 1PP in an envelope clearly marked ‘Land at Chapel Down Lane’.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller (see Legal Pack below) and provide a deposit of 10% of their offer price, as their tender. If either of these two component parts are not submitted, their tender risks being declined.

Moreover, the successful purchaser will be liable to pay the sum of £1,500 + VAT as an administration fee in addition to their tender.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the special conditions of the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
