DESCRIPTION
Luscombe Maye are delighted to bring to market Marshfield a detached country home sitting in a plot of approximately 1⁄4 acre, with additional agricultural land at the rear of just under 2 acres. The property is positioned on the outskirts of the village in the popular area of Hillside but is only a short walk away from the centre of the community with all its shops with amenities. Marshfield has been a well-loved home, which has been enjoyed by the current owner for over 40 years.

This extended home enjoys a triple aspect living-dining room which spans the whole length of the property, with sliding patio doors which open onto the garden, bringing the outside inside. There is plenty of space for a dining table and this room enjoys an outlook over the garden and land at the rear. The kitchen has matching wall and floor units, a gas-fired AGA and central island. A separate utility room has space and plumbing for a washing machine, tumble dryer and fridge/freezer and a side door leading outside. There is a second dual-aspect reception room and a snug space in the kitchen, plus a downstairs WC.

Stairs ascend to the first-floor landing and access the four bedrooms, three of which are double in size. The main bedroom enjoys a dual aspect, with a pleasant outlook over the land and towards the nearby countryside. The family bathroom comprises both a bath and a shower.

The property benefits from driveway parking and large double garage with an electric opening door, eaves storage and workshop to the rear. Adjacent to the garage are a summer house and shed. The immediate level garden wraps around three sides of the home and is mainly laid to lawn, enclosed on one side by a stone wall. There is also an allotment that is currently laid to lawn but is ready to be turned back into a vegetable plot. The area is surrounded by a medium-height hedge with a gate providing foot access to and the agricultural to the rear. A second gate provides additional foot access from the main garden. The field is enclosed by a post and wire fence and separated by a small seasonal stream.

SOUTH BRENT

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.

Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
