One of three barn conversions surrounding the courtyard within the grounds of the sought after Copped Hall Estate, it is accessed through a wide wood panelled front door that opens into a light white painted hallway with a double storage cupboard. The hall leads to a delightful family room with a feature brick wall, inset ceiling lights, access to a cloakroom and stairs leading to the first floor. Beyond the family room is a stunning sitting room with full height windows overlooking the courtyard and glazed doors and windows opening into the impressive conservatory providing plenty of natural light. The characterful sitting room includes exposed ceiling beams, a feature brick wall and a superb brick chimney breast and fireplace with an open fire, providing a warm and friendly ambience on a chilly winter's day. While the delightful and spacious wood framed conservatory, spanning the width of the property with windows on three sides and French doors to the rear terrace, is just the place to revel in the views on a warm sunny day.

On the other side of the hallway is the dual aspect kitchen with its lovely light wood units housing a hob and extractor, a built-in double oven and microwave, an American fridge freezer, shelving and wine racks. There is an open archway through to the good-sized dining area and access to the utility room with laundry facilities and an external door.

The very wide, light and bright, dual aspect first floor galleried landing incorporates the second bedroom with fitted storage cupboards and plenty of space for a bed and even a desk where you can sit and work, whilst revelling in the far-reaching views. This floor also includes a bathroom and four other bedrooms with stunning views across the gardens and the parkland. One of which has an en-suite shower room and another two with separate access from the landing that are served by another shower room.

Outside the conservatory there is a delightful terrace surrounded by mature trees, shrubs and hedges and is ideal for barbecues and summer entertaining. This leads to a bridge over a large and charming goldfish pond and onto truly amazing grounds including sweeping lawns, a pathway under a rose arbour and a backdrop of impressive specimen trees and shrub borders.

What the Owner says:

We bought this charming property 27 years ago while we were looking for a more permanent home, but we loved the house and the area so much we then bought the property next door and together they have created a wonderful home for all the family. However, with all our children having flown the nest we sadly feel it is time for us to downsize.

The unique location is wonderful as we can wander into the vast Copped Hall Park and stroll or cycle into Epping Forest without having to go on any main roads. The wildlife here is amazing as the previous owner of Copped Hall didn't approve of shooting, so the grounds became a haven for a variety of animals and birds. Apart from the beauty of the surroundings, it is also a very safe and secure environment with CCTV at the entrance gates and a floodlit courtyard as well as a residents' association and WhatsApp group where everyone keeps an eye out for any strangers, so this would be an ideal home for anyone wishing to remain out of the spotlight and keep their home life private.

Although we are surrounded by the delights of Copped Hall Park, we are only three minutes' drive from Epping town centre and only five minutes from Epping Station, which is on the Central Line so trains can whisk you to the City of London within about half an hour.
