DESCRIPTION

Luscombe Maye is delighted to bring to market Alfred on Sea, a two-bedroom detached bungalow situated in a superb plot of approximately 2.8 acres which enjoys far reaching views across Teignbridge. The property offers a great opportunity to what will be only its second owner to create their own iconic home or consider development around the property (subject to planning permission). The property is being offered for sale by Formal Tender (see Method of Sale below) with no forward chain.
Please note Luscombe Maye is also offering the neighbouring property Premier Poultry Farm for sale by Formal Tender. The owner of Premier Poultry Farm is a relative of the vendor at Alfred-on-Sea. Interested parties are invited to submit individual tenders or tenders to purchase both properties or speak to the Agent if you would be interested in purchasing via private treaty. Please contact the Agent to discuss the process further.
Alfred on Sea was self-built by the current owner just over 10 years ago and they have implemented many eco-friendly features such as installing solar panels with a solar hot water heater and planting mixed species of native trees to create a woodland. The property is situated on the outskirts of the village of Ogwell and enjoys peaceful surroundings, whilst still being within easy commute of the local amenities.
When entering the property there is a light and spacious hallway with plenty of room for shoes, wellington boots and hanging coats. Stepping into a large dual aspect open plan kitchen, living and dining area, this is a great sociable space for entertaining family and friends. The kitchen has a range of floor units and wall mounted shelving and there is space for a cooker and fridge freezer plus plumbing for a washing machine. The dining and living area has ample space for seating and a table set and the room benefits from a dual fuel stove with a slate plinth. The real focal point in this part of the home is the beautiful views, which are magnified by the large windows and the outlook makes washing the dishes that bit more enjoyable.
The rest of the accommodation comprises two generously sized double bedrooms, with the master enjoying the same views as aforementioned and having a walk-in wardrobe. The family bathroom has a bath, walk in shower, W.C. and hand wash basin and there is also another separate W.C.
Alfred on Sea sits in a fantastic plot that wraps around the bungalow with approximately 2.8 acres in total and this has been well established by the current owners. Immediately surrounding the property is a lawned garden with a mini orchard which includes apple, pear and damson trees as well as a fruit and vegetable patch. A small area of the garden has been left untouched for the local wildlife to flourish. The rest of the land is accessed via a five bar gate and this is where you will find the mixed native trees which were planted 4 years ago to create a woodland area. To the front of the property there is a parking area for several vehicles.

METHOD OF SALE

Alfred on Sea is being offered for sale by Formal Tender (unless sold prior) and the legal pack is in the process of being prepared by the sellers solicitor. If you would like a legal pack, please apply to the sellers solicitors (see details below).

Tender forms are available from the agents and these must be submitted to 6 Fore Street, South Brent TQ10 9BQ in an envelope clearly marked ‘Alfred on Sea tender’. The closing date for tenders will be announced in due course.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller (see Legal Pack below) and provide a deposit of 10% of their offer price, as their tender.

The successful purchaser will be liable to pay the sum of £3,000 + VAT (£3,600 including VAT) as an administration fee in addition to their tender.

If either of these two component parts are not submitted, their tender risks being declined.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the property is offered for sale.

LEGAL PACK

A copy of the legal pack may be requested from the seller's solicitor Kitson Boyce Solicitors Balliol House, Southernhay Gardens, Exeter, Devon, EX1 1NP

PLANNING

The current owner has planning permission to build a garage adjoining the property. The footings have been laid for this and plans can be seen in the legal pack.
Due to the extensive outside space, there is potential (subject to planning permission) for further development. The current owner has made initial enquiries with Teignbridge Council about this possibility. A precedent has been set by the property next door for considerable extension of the existing house.

AGENT NOTES

Approximately 2 acres of the plot is considered domestic curtilage (garden) with about half an acre being registered as agricultural land.
JAPANESE KNOTWEED
There has been a treatment programme in place since 2011 for a small area of Japanese Knotweed located on the agricultural land. In 2021 the company confirmed treatment did not need to continue and there has been no signs of re-growth since.

The property is being offered on a freehold basis with vacant possession being available on legal completion.

SERVICES

Mains water and electricity are connected to the property and there is private drainage to a septic tank. There are solar panels fitted on the roof with a solar hot water heater. The broadband type is fibre to the cabinet.
