SITUATION

A friendly South Hams village with a lively community, Blackawton lies about halfway between Totnes and Kingsbridge (9 miles) and about five miles from Dartmouth. The historic parish church of St. Michael is the village's principle landmark and Blackawton also has a primary school with an excellent reputation, a large and well-used village hall, a post office, an excellent village run shop and a public house.
Dartmouth is about a 15 minute drive away and has the promenade running the length of the estuary. There are a wide selection of bistros, restaurants, boutiques and specialist shops lining its narrow streets with their long flights of winding steps and intriguing medieval buildings.
Kingsbridge is a picturesque market town that enjoys an abundance of amenities and facilities including a wide range of shops, churches, cottage hospital, health centre and a sports centre with indoor swimming pool. The town also has a library, primary school and highly rated secondary school.
Totnes, about ten miles away, is known as an Elizabethan town but has much earlier origins with a castle, a wonderful position on the River Dart and a main line railway station. It has a well regarded community college, full range of shops, a weekly market, and a wide choice of cultural facilities.

DESCRIPTION

Luscombe Maye are delighted to bring to market this detached four bedroom home, situated in the very sought after village of Blackawton with a fantastic garden and wonderful countryside views.
Entering the property, the entrance hall leads up to the living space with access to the fourth bedroom, utility room and double garage.

Stairs ascend to the light and airy first floor landing which provides access to the open plan living/kitchen/diner and master bedroom. The kitchen is fitted with matching floor to wall units with integrated dishwasher, fridge and double mid-level oven with 5 ring gas hob. Leading into the dining room, framed by a large window overlooking the South Hams countryside and sea beyond, there is ample space for a large family dining table. The living room benefits from a very efficient wood burner and double doors leading onto the garden patio at the rear of the property.

From the landing, the master bedroom is generous in size with views over the garden and benefits from a three piece ensuite bathroom with WC, hand basin and bath with shower above. Ascending the stairs again, there are a further two double bedrooms with dual aspect, side and Velux windows overlooking the beautiful far reaching countryside. A contemporary family bathroom services the top floor with WC, hand basin, bath and corner shower.

On the ground floor the fourth bedroom lends itself to being a great home office or play room, with the large utility room offering ample worktop space and storage as well as space for a washing machine. A side door leads into the integral double garage that allows for ample parking, storage and further utility area. The property also benefits from solar panels on the feed-in tariff.

Approaching the south facing property the walled driveway offers ample parking spaces and leads to the up and over garage door. There is a side gate that leads to the rear garden. Outside, the garden offers a spectacular space with a stone paved patio area, two large sheds, greenhouse and an expansive lawn framed by mature hedges.
