Behind this is the kitchen that has been recently updated and includes granite work surfaces around the sink and wooden work surfaces elsewhere. In addition to the induction hob and electric oven is a 2-door electric Aga. Within the larder is the Home Automation system that allows all the electrical systems within the home to be controlled remotely including the inferred heaters, the Aga, the lights, the security and the hot water. Beyond the dining room is the sitting room that has a wood burner and both the sitting room and dining room enjoy estuary views. Behind the sitting room is the utility room and a shower room, with a power shower. A second back door leads out to the rear, shared external passageway. The exterior walls have been totally upgraded with lime render, with no expense spared.

Off the first floor landing and corridor there are three double bedrooms and a family bathroom. Two of the bedrooms also enjoy the far-reaching estuary views.

Garden and Grounds

There is a delightful terrace to the front of the property offering a superb area for alfresco dining and outstanding views over the deep water pool of the River Yealm and to the villages of Newton Ferrers and Noss Mayo, together with distant views to Dartmoor. To the rear of the property is an enclosed and part walled garden, with spectacular views.

Mooring

The property owns its own quayside, with outhaul mooring (subject to a licence from the RYHA) that is accessible at all stages of the tide. There is an area for additional dinghies and canoes to be stored upright at the rear of the quay. The rental of a deep water mooring upstream may be available by transfer from the current owner.
