From Forces Cross (approximately equidistant between Totnes Cross Filling Station and Dartmouth), proceed along this road for approximately 100 yards towards Dartmouth and the land will be found on the left hand side.

SITUATION
The land part West Dreyton Farm is situated between the village of Halwell and the town of Dartmouth, near to the village of Blackawton, in the South Hams area of South Devon.
Dartmouth town is about 5 miles away, the village of Halwell about 4 miles distant and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being some 10 miles to the north-east.

LOT 1

Extending to 8.86 acres (3.59 hectares), this land may be accessed in the most southerly corner off the council maintained road which runs along the south-west boundary.
The land has a combination of gentle and moderate north-east facing slopes.
Near the easterly corner of the field is a spring water supply which can be intermittent.
The land is down to temporary grass and provides access to the other three lots.
LOT 2
(as outlined in green)
Extending to 4.25 acres (1.72 hectares), this area of land may be accessed through a gateway on the south boundary with Lot 1.
This enclosure has a combination of gentle and moderate south facing slopes and there is also access from this land on the north-west boundary into Lot 3.
There is no water supply to this land.
Both Lots 2 and 3 are being used to grow forage maize (see 'Holdover' paragraph below).
LOT 3

Extending to 4.21 acres (1.70 hectares), this enclosure offers a combination of gentle and moderate south-west facing slopes and there is a field gateway in the westerly corner leading into Lot 4.
There is no water supply to this land.
Both Lots 2 and 3 are being used to grow forage maize (see 'Holdover' paragraph below).
LOT 4
(as outlined in purple)
Extending to 0.98 acres (0.40 hectares), this land is down to grass and offers a combination of gentle south-east and south-west facing slopes.
The lot is bordered by other agricultural land with a hedge boundary on the north-east boundary and agricultural fences on the north and south boundaries, and a gateway on the west boundary, which connects to the adjoining field.
There is no water supply to this land.
TENURE
The land is currently subject to a Farm Business Tenancy agreement which expires on 29 September 2023.
Legal completion will follow the Farm Business Tenancy agreement coming to an end.
HOLDOVER
The land is subject to a Holdover arrangement whereby the seller has allowed the tenant to remove their forage maize crop (from Lots 2 & 3) after 29 September 2023, in the event that they haven't been able to do so before this date.
The Seller reserves the right for the Tenant to remove this crop through Lot 4.
RE-SEEDING OF LOTS 2 AND 3
The current tenant has agreed to reseed both Lots 2 and 3 following removal of the forage maize crop. However assuming that it is too late in the year to do so, by the time the forage maize crop is removed, then the current tenant has agreed to reseed the fields in the spring of 2024.
The buyers of Lots 2 and 3 may choose to take the tenant up on this offer or alternatively decline and carry out their own reseeding or replanting of the land as they so wish.
BOUNDARY OWNERSHIP
In the event that the land is sold as separate lots the boundaries will be owned on a shared basis whereby each owner is responsible for keeping up their own side of the hedgebank.
