DESCRIPTION

A spacious and beautifully presented three/four bedroom semi-detached family home set within a quiet cul-de-sac. Situated within close proximity to the city centre, the house has been recently updated and enhanced by the current owners, including a new roof in 2022. The property benefits from a garage, off road parking for three cars and a sunny South facing rear garden.

Upon entering is a spacious entrance hall with ample space for shoes and coats,  a large cupboard - ideal for 'day to day' storage along with room for a home office/study area, if required. The kitchen comprises a range of wall and base units with natural wood doors, topped with a tiled work surface and allowing space for a fridge/ freezer, electric oven and dishwasher. A door leads out to the driveway at the side and a window offers plenty of natural light, again with a side aspect. From the kitchen, an opening leads to the dining area with space to seat for four to six people and benefiting from French doors leading out to the sunny rear garden. The sitting room has a large window, which bathes the room in natural light, built-in cabinetry with shelves and cupboards along with plenty of space for comfortable seating and a modern gas fire as the focal point.

Stairs rise to the first floor where two of the bedrooms and the family bathroom can be found. The recently completed bathroom, with grey and marble effect tiles, comprises; a 'P' shaped bath with shower over, vanity wash basin, WC and towel radiator. Both bedrooms are good sized doubles, one to the front looking out to the quiet cul de sac and the other with a southerly rear aspect. An additional room, currently used as a nursery, has stairs that lead to the second floor.  This versatile space could also be used as a playroom or home office, if required. To the top floor is a further double bedroom with eaves storage and two Velux windows, one with view towards Wells Cathedral. An ensuite cloakroom comprises a WC and wash basin.

OUTSIDE

To the front of the property, the driveway offers parking for three cars and leads to the single garage. The garage with both a pedestrian door and an 'up and over' door benefits from light and power. The South facing rear garden is fully enclosed with an area of lawn, mature hedges and borders. A patio area, which can be accessed directly from the French doors in the dining area, offers space for outside furniture and entertaining. Behind the garage is a further area, ideal for garden storage.

LOCATION
