A charming Grade ll Listed three bedroom residence, situated within the heart of the bustling Cinque Port town of Sandwich. The property was formerly an old bakery and was converted and sympathetically renovated in 2006. The property now offers well appointed and generously proportioned, with some lovely period features and new oak flooring.

The front door opens into a spacious entrance hall, with half panelled walls and a staircase to the first floor. To the front of the house, there is an elegant sitting room with a lovely period fireplace with a beautiful slate surround and a tiled hearth. A tall sash window affords pleasant views over the church and gardens opposite, whilst a set of double doors open into an open plan kitchen/dining room.

The kitchen has been fitted with an extensive range of traditionally styled wall and floor units, set around wood effect work surfaces and integrated appliances. A doors leads to a small, paved courtyard garden, which provides a pleasant outside space.

On the first floor, a large galleried landing leads to three, generously proportioned double bedrooms and a well appointed family bathroom, which is recently been updated. This has been fitted with a modern white suite, including a bath and separate shower enclosure.

The master bedroom is a particularly good size double room, with a walk-in wardrobe, an en-suite shower room and splendid views over the church and gardens.

Not only would the property make a delightful family home, but it could also easily serve as an ideal second home or holiday home and is currently run as a successful Air B & B, thus generating a healthy annual income. All of the furniture can be made available by separate negotiation.

SITUATION:

King Street is a prime residential road, adorned by numerous historic homes and buildings and situated within the very heart of the medieval town of Sandwich. The charming and historic town of Sandwich is situated on the River Stour and was one of the Cinque Ports. Its many original medieval buildings, thriving town centre and historic quayside make this an extremely popular place to both live and visit.

While once a major port, it is now two miles from the sea and its historic centre is preserved as a conservation area. It offers a good range of shops, restaurants and a mainline station with a high speed link to Ashford and London St Pancras. The town is well served with a fine selection of state, private and grammar schools, including the renowned Sir Roger Manwood's.

Sandwich is surrounded by lovely countryside that has many good country walks and bridle paths, whilst Sandwich Bay is home to numerous nature reserves and two world class golf courses, the Royal St. George's Golf Club and the Princes' Golf Club.

The cathedral city of Canterbury is just thirteen miles to the west and is a vibrant and cosmopolitan city, with a thriving city centre offering a wide array of High Street brands alongside a diverse mix of independent retailers, cafes and international restaurants. The city also offers a fine selection of sporting, leisure and recreational amenities, including the refurbished Marlowe Theatre.

Canterbury has an excellent choice of educational amenities, ranging from Grammar schools to well regarded private schools and three universities.
