Chancellors is proud to present a Grade II listed, seven bedroom manor house. Set in 16 acres of land, with four individual holiday cottages, viewing is highly recommended to fully appreciate the location and potential.
Property Details
Chancellors is proud to present this Grade II listed, Tudor manor house with four individual cottages. The cottages are currently used as holiday lets and are set behind and above the main house, discreetly separate from each other. There is ample parking space for the cottages, separate from the entrance to the main house. The current owners have established with the local council that permission would be granted for the cottages to be sold off individually subject to some investment to make them independently manageable. The house and cottages sit in sixteen acres of land, in part bordered by the River Monnow. There is a barn with one stable, two workshops and a large open space which is currently split between a storage area and a games barn for guests staying at the cottages. There is a fenced and gated plot of land of around one acre in size, about 150 metres from the barn/stable which would be suitable for housing horses. One side of the plot is bordered by a stream. In addition, there is a three bedroom static caravan with working kitchen, shower and toilet on site; as well as a disused clay pigeon shoot with water and electricity supply and a septic tank which is shared with the caravan. The estate is located on the English/Welsh border, around seven miles north of Abergavenny and seventeen miles south of the City of Hereford. The main house was built in 1495 of stone construction - with stone tile roof - and retains some of the original features such as Jacobean oak panelling and Elizabethan/Tudor ceiling in the sitting room. To the rear of the property is a walled garden with cobbled pathways through box hedging with a fence behind which is a wildflower area with chicken pen. There is an oak-built garden shed and a covered seating area facing the Black Mountains - an ideal barbecue spot for al fresco entertaining. The front garden is mainly laid to lawn with a large driveway and a mix of well established shrubs and trees. A garden to the rear offers a pathway leading through plant beds and established shrubs, patio adjacent to the house and a covered seating area.
Inside and the versatility of the rooms on the ground floor is immediately apparent. The heart of the home is the kitchen, dining and sitting room partly divided by an open wall of beams offering some degree of separation in this generously proportioned space. The kitchen itself features a range of fitted base units with a double Belfast sink and space for white goods. A central island offers more storage and worktop space and includes a breakfast bar area. There is ample room for occasional furniture aside from a dining table and chairs with the separate snug/sitting room offering even more around its feature fireplace with stone and brick surround and a wood burning stove within. Another stone and brick fireplace, with an open fire, is the centre piece of a more formal lounge/drawing room. With partly wood-panelled walls and ornate ceiling cornicing, the room also offers access to the outside via some double doors with windows opening out onto the front garden. The ground floor is also complemented by a boot room, two cloakrooms with wcs and hand basins, a utility room, laundry room and various additional store rooms and cupboards. The immaculate presentation continues in all of the bedrooms which occupy the top two floors. They are all very different in terms of size and features with a mix of built-in cupboards and wardrobes, some with en-suite bathrooms, window seats and vaulted ceilings, exposed beams and original brickwork. The option to return the manor house to a hotel (see below) is clear but the variety of rooms on offer also make this the ideal family home, perhaps even one for multi-generational living.
The principle suite, on the first floor, is of a truly grand scale with an open fireplace, wood panelled walls, vaulted ceiling, three windows offering views out on two sides, solid wood flooring, space for multiple pieces of occasional furniture and a dressing room which leads through to the en-suite which features a bath, wc, hand basin and separate shower cubicle. Two more of the rooms on this floor are en-suite with one being connected via a set of double doors to the adjacent room. They all are accessed from the main landing which runs along the back of the property with staircases at either end and with three windows offering views out to the rear. Four rooms on the second floor share use of a family bathroom with bath, wc, hand basin and separate shower cubicle.Although now fully residential, the manor house could be returned to its previous use as a hotel subject to the necessary planning approvals. It was successfully run as such from the mid 1980s until 2014 when it was sold and then converted. The swimming pool, gym (with changing room featuring toilets and a shower) and bar (with its adjacent function room) from its hotel days are all still present. The whole property and all of its cottages and land offer its new owners myriad opportunities. It would be impossible to try to convey everything that is so special about this proposition through our words and pictures alone. The immaculate presentation throughout is enhanced by the plentiful original features which permeate every corner of this truly unique property. The location adds to the charm and appeal with the Black Mountains and the Brecon Beacon National Park nearby and the convenience of local towns and villages, not to mention Abergavenny and the City of Hereford, all within easy reach. Whether it is luxury, lavish and spacious living accommodation for you and your family to enjoy or a business opportunity you are looking for, this property has to be viewed to be fully appreciated.
