Guarlford Grange is a charming, detached family home with 5 double bedrooms, 2 en suites, 2 reception rooms, dining room, utility, cloakroom, hill views, double garage, driveway, and lovely south facing, mature gardens.

**Due to the original buyer's change in personal circumstances, this house has suddenly become available!!

Set back from the road and discreetly situated on a fine 1/2 acre plot only a few minutes' walk to popular Barnards Green area in Malvern. Kindly note you can hear traffic noise in the garden as with all houses located near roads! Internally, the house would benefit from some cosmetic updating/re-decorating but it is a sound and well-built house and priced to sell..

DESCRIPTION

This unique and substantial home, built in 1988 by reputable local builder Ivor Evans known for his thoughtfully designed, stylish and very well-constructed properties, boasts a perfect blend of period features and generous proportions.

With an imposing 3,500 + sq. feet this superb property, formerly a successful B & B includes double glazing throughout, good storage, gravel driveway with ample parking for many cars, a large double garage and delightful wrap-around garden.

The 'wow' factor are the two grand living rooms...connected by a set of glazed, double doors. The sitting room with a cosy log burner is currently used as a TV room and the half-timber family room with vaulted ceilings, outstanding acoustics and sound proofing is currently used as a music room. I am advised that this versatile room carries a rather considerable Christmas tree too!

The family/music room leads into a conservatory with super views of both the rear garden and Malvern Hills. The owners have installed a 6 person hot tub/jacuzzi enjoyed by their children and grand children all year round.

The handleless kitchen/breakfast room was designed and installed by Keller, a fine dutch manufacturer known for it's quality and craftsmanship; it is both sleek and practical with granite work surfaces, kitchen island, Siemens double oven, angled extractor hood, mixed fuel induction hob, ceramic sink and drainer, microwave and warming drawer, Quooker boiling tap, full size integrated dishwasher and decent space for an American style fridge/freezer.

The adjacent utility/boot room with front door is convenient if unloading shopping from the car. It includes a Belfast sink with handy worktops and storage cupboards also providing plumbing for a washing machine and dryer.

Head up the stairs to the large landing to find five double bedrooms. The main bedroom has all the space you could wish for with built-in wardrobes, en suite bathroom with luxury Karndean flooring, separate shower cubicle and a double aspect with both rear garden and hill views.

No fighting over the remaining bedrooms as they are each generous in size. All bedrooms have fitted wardrobes. Bedroom 2 has it's own fully-tiled en suite shower room.

A family bathroom with white three piece suite includes a bath, hand basin, WC, and curved walk-in shower.

The boarded loft, accessed via a large hatch above the landing, with light and drop-down loft ladder provides extra storage. To help manage running costs the owner has added plenty of insulation in the loft and cavity walls. Further general maintenance includes up to sixty panes of glass replaced, gas boiler replaced and regularly serviced.

GARDENS

The house is set behind a gated entrance in the centre of a large, mature plot safely accessed off the main road. Both front and rear lawned gardens are enclosed, private, relatively easy to maintain and decorated with trees, fuchsias, climbers, raised borders, vegetable patch and a weeping willow.

In addition, there is a double shed and an enchanting Kota; this cabin is ideal for year round barbecuing to entertain friends and family.

Ample parking on the drive for several vehicles as well as an integral double garage with an electric roller door.

Guarlford Grange is perfectly located on the edge of Poolbrook Common. A marvellous spot for those who enjoy the outdoor life, dog walking and only a few minutes walk to the small, vibrant and popular shopping area of Barnards Green including local supermarkets, post office, pharmacy, bakery, butcher, delicatessen, coffee shop, and vet.

Great Malvern railway station and Malvern College are a short walk away so if you have children they can easily get from A to B independently.

The Bluebell Inn, a traditional public house just over the road, is a much loved local pub with great food and garden to enjoy.

Malvern Splash Leisure Centre has had a major face lift and includes a wave machine, water slides and fitness gym. Ice Quest provides an ice skating rink and rollerskating with other local sport facilities at Manor Park including tennis, squash, bowls, table tennis and archery. Malvern Cricket Club is small and friendly with two senior sides, a successful junior setup and a Sunday social XI.

Wealthy Victorians were originally attracted to Malvern by the "water cure". It is a safe and beautiful town with an abundance of quintessentially British charm steeped in culture. A designated area of Outstanding Natural Beauty with the spectacular Malvern Hills providing a glorious back drop, you will find this so much more than just a place to put down roots.

Here you will find independent boutiques, outstanding restaurants, pubs, cafes, a range of supermarkets including Waitrose and the renowned Malvern Theatre.

Some of the finest independent, primary and secondary schools are located in Malvern including Malvern College, Malvern St. James and The Downs in the private sector and the Wyche Primary and The Chase High School are nearby.

The ever popular Three Counties Showground offers a variety of events throughout the year including festivals, food, gardening, agricultural, entertainment and so much more..

Malvern has excellent links by road and rail: Great Malvern and Malvern Link train stations are only a few minutes away with direct links to Worcester (10 minutes), Birmingham (1 hour) and London Paddington (2 hours 15 mins) with Junction 7 or 8 of the M5 and the M50 a short drive away. Gloucester, Cheltenham, Hereford, Stratford-Upon-Avon, Broadway, Bristol, Cardiff and Birmingham all readily accessible.

In my opinion

Guarlford Grange ticks all the boxes and is the perfect house to suit a large or melded family or a couple used to plenty of space. It would benefit from some cosmetic updating and personal touches that most of us would do anyway to really enhance this gem!

The current owners have lived here for 13 years and since their children have now flown the nest they are looking to downsize but remain in the area they so dearly love.
