*UNIQUE* Exceptional and peaceful apartment situated in the heart of Pershore. One of only 3 apartments at The Woolbarn occupying the entire top floor of a Georgian building including two double bedrooms, new kitchen, sitting room with vaulted ceilings and family bathroom. 30C is light and airy with impressive accommodation, period features, vaulted ceilings, plenty of double glazed windows, delightful garden and far-reaching views on all sides.

The Woolbarn is a treasure of a building; historic, central and yet quietly tucked away off the high street avoiding any noise of passing traffic. This imposing property in the centre of Pershore is surrounded by other exquisite buildings with convenient access from Bridge Street via a pretty arched walk way. Peace and tranquility is the order of the day!

Pershore is a quaint and friendly town with absolutely everything you could wish for including independent shops, great places to eat, pubs, vibrant arts centre, leisure centre and the beautiful Abbey and grounds on your doorstep. There are plenty of woodland and riverside walks nearby too. The current owners love living in this tranquil, Grade II listed building with the convenience of the towns' facilities all within short stroll.

Directly outside the front door to the apartment is a landing which acts as a useful area to hang your coats, kick off your shoes and make your own.
It is once you walk in that you fully appreciate the look and feel.... stylish, characterful and homely with lush carpet underfoot.

Bedroom 1 (17'0 x 12'2) is a luxurious main bedroom with double aspect windows, wooden beams, t.v aerial and two sets of fitted wardrobes. Bedroom 2 (15'5 x 9'0) with views towards the Abbey is a very generous guest room that would also make an ideal home office/study.

The fully-tiled bathroom suite is white and modern with an L-shape shower bath, shower screen, close coupled loo, wash basin, storage cupboard and contemporary fittings. A gas boiler lives here too; fitted in 2007 and regularly serviced.

A west-facing and contemporary kitchen with views towards Pershore Abbey (12'2 x 6'6) has recently been installed and comprises a range of coloured wall and base units, breakfast bar, white ceramic sink and mixer tap plus white luxury work tops. Integrated appliances include a double oven, five ring gas hob, slimline dishwasher and a wine cooler.

The widest area of the hallway (10'0 x 8'1) with two large windows and east-facing views above neighbouring Georgian town houses and gardens towards Bredon Hill is almost a room on its own; the perfect place to enjoy one's breakfast.

Double doors lead to an impressive sitting room (20'0 x 15'9) with south-facing sun light, vaulted ceilings and exposed timbers, triple aspect views and fitted shelves and book cases. A homely room perfect for relaxing but equally a fantastic space to entertain friends and family.

Over recent years a considerable sum of money has been spent updating the electrics and plumbing as well as installing a new kitchen, new bathroom, carpets, doors, fitted wardrobes, security and a redecorating throughout. The Wool Barn was re-roofed 7 years ago and all gutters have just been cleared.

LOCATION

Pershore is an attractive market town located on the banks of the River Avon less than ten miles from Worcester, Evesham and Upton-upon-Severn. The town is famed for it's Georgian architecture where most are listed premises.

Historically, it has an important connection with the wool trade by way of sorting and grading plus stapling at 'The Wool Barn'. The Abbey with pinnacled tower is a formidable and handsome building with beautiful stained glass and memorials believed to be founded by Ethelbert, King of Mercia in AD689.

Locally the Riverside Gardens provide a picnic area with seating enabling visitors to enjoy a relaxed view of the river Avon. Nearby Bredon Hill at 1000ft high is the largest outlying hill of the Cotswolds.

Pershore high street has fine retail and food outlets and a wide variety of shops from gifts and souvenirs to domestic provisions with many offering local produce. The Cotswolds and the Malvern Hills are both within easy reach.

With a local population of approximately 8,000 nearly everyone who moves here wishes to remain in the area.

There are excellent links by road and rail: Pershore train station on the Cotswold Line is close with direct links to Worcester (15 mins), Malvern (30 mins), Oxford (1 hour), Reading (1 hour 20 mins) and London Paddington (1 hour 50 mins) with Junction 7 of the M5 a short drive away. Gloucester, Cheltenham, Stratford-Upon-Avon, Broadway, Bristol, Cardiff and Birmingham all readily accessible.
