Welcome to beautiful Mill House, built around 1890 and sensitively extended using only the finest building materials.

Mill House once served as the village bakery and the original open ovens have been converted into a central feature and talking point. This charming cottage, set in the village of Coolham, West Sussex is a pretty, picturesque home with a rambling rose arching over the doorway. There is a delightful cottage style garden boasting many shrubs, colourful plants and an easy to maintain lawn.

It is semi detached but doesn't seem so with only a very small home attached to the left so really does not impact or impede on the beauty of this quintessential Sussex home.

As you step over the threshold, the natural Horsham stone floor extends throughout the dining hall and main reception entrance room with a beautiful, large usable inglenook fireplace with original proofing ovens that are now handy storage cupboards.

Beyond is the cosy dining room, currently used as a home office that separates the two grand main reception rooms. The largest of these rooms is pure charm and features a Scandinavian log burner which the current owners tell me warms up quickly while you get settled on your large sofa! The unique wooden floor creates a warm and cosy feel, just right for the upcoming winter nights.

There is a modern cloakroom, an impressive kitchen complete with an AGA and oak vaulted ceilings in the garden room. The owners replaced the glass roof with fewer beams to allow natural light to flood in. New doors were added to sympathetically compliment the tasteful decor. There is a wonderful feel of light and space with the outside invited in, made easy by bifold doors that lead into the pretty garden.

The view from here is like no other in the village and you can enjoy plenty of sunshine and breathtaking sunsets whilst sipping a cool glass of wine.

The flooring consists of natural Travertine tiles which creates a warm and practical solution to muddy feet and paws and additional improvements include a handy sun-filled boot room with glass roof.

Head up the staircase where the landing enjoys a plethora of natural light via the skylight to find four generous double bedrooms.

The main bedroom is sumptuous with dual aspect windows, fitted wardrobes and a must have en suite with a walk-in shower. Bedroom 2 boasts a feature fireplace to add extra charm. Bedroom 3 enjoys views of the gardens and surrounding fields to the rear. The current owners have created a dressing room (bedroom 4) with solid oak wardrobes to match the rest of their home.

OUTSIDE

Parking for 2 cars is easily found on the driveway to the right, with extra parking immediately to the front of the cottage for visitors. There is a useful side gate to hide the bins and side access to the garden. With many different areas to enjoy, the gardens have a variety of seating spaces to unwind, as the photos clearly demonstrate. Plus sheds and greenhouses and space for chickens!

Mature and carefully thought out, the gardens to the rear create pockets of tranquility and beauty. A gardener's dream. A haven to recharge and shrug off the travails of the day!

LOCATION

/// what3words: tradition.hung.output

Coolham is a small hamlet located approximately seven miles from Horsham on the A272 between Buck Barn and the larger village of Billingshurst.

During the Second World War, the Royal Air Force constructed an airfield at Coolham to support the D-Day landings. RAF Coolham was decommissioned shortly after the war, but a monument and several name plaques remain to commemorate those who lost their lives while serving at Coolham.

Local public houses and restaurants include The Selsey Arms in Coolham, The George & Dragon, Bat & Ball and the Half Moon in Kirdford, all close by. The Kinsbrook vineyard, restaurant and grocery is just ten minutes away. South Lodge is a luxury country hotel in Lower Beeding with two restaurants one of which has a Michelin star. I am reliably informed that there is an excellent Indian and Thai restaurant and a Waitrose supermarket in Storrington. Westons Farm Shop near Horsham is worth a visit.

The market town of Horsham is within easy reach too. It has an excellent range of shopping facilities, restaurants, coffee shops, highly regarded schools for all age groups and a mainline railway station with good services to London.

The seaside town of Brighton is thirty minutes by car where one can enjoy egg sandwiches on the pebble beach among many other attractions.

SCHOOLS

William Penn Primary School is the closest to the house and West Chiltington Primary, Billingshurst Primary School and the Weald Community Secondary School all with good reputations plus the excellent independent school, Christ's Hospital.
