BENNET SAMWAYS is delighted to offer for sale this charming three-bedroom end cottage located in the heart of Wyaston, within the Derbyshire Dales. Featuring off-road parking, the property boasts a gross internal area of 850sq.ft.

Interior - As you step into this lovely cottage, you'll immediately sense a homely feel combined with an abundance of character. The hallway opens into the living room, which features a brick fireplace with a newly installed 'Dik Geurts Ivar 5' wood-burning stove, perfect for those chilly winter evenings. Double doors lead into a conservatory, an ideal space to read your favorite novel and enjoy the garden views. The dining room seamlessly connects to the fitted kitchen, which boasts high-quality bespoke fittings with granite countertops and a Belfast sink. Integrated appliances include a Rangemaster cooker, with space allocated for a fridge.
On the first floor, accessed via a split landing, you'll find a lovely master bedroom with tall ceilings and exposed wooden flooring, two additional bedrooms, and a fitted bathroom.

Exterior - The property includes a block-paved hard standing area accommodating one average-sized car and a smaller car. A gated entrance leads into a private courtyard-style garden, which is mainly paved with plant borders and includes a garden shed.

Locality - Wyaston is a charming hamlet nestled among country lanes, offering a picturesque glimpse into rural life. Steeped in history, this quaint hamlet is mentioned in the Domesday Book, highlighting its long-standing presence in the region. Located approximately three miles from the bustling market town of Ashbourne, Wyaston is ideally situated for those seeking a peaceful retreat with convenient access to nearby amenities. Garden enthusiasts will find delight at the Wyaston Nursery, which provides a variety of plants, gardening supplies, and great advice.

Owner's perspective - "We fell in love with 'The Old Post Office' the first time we came to see it, and after having lived here for just over two years we have only grown to love it more. Our favourite thing about it is the surprisingly tall upstairs ceilings which bring light and air to this cosy cottage, and have provided a home for our 8ft grandfather clock! We were trepidacious moving out to the countryside, but we have found Wyaston to be the most welcoming and friendly village we could hope for, with the annual well dressing a particular highlight of village life. As the name suggests, the house is the old 19th-century Post Office, and is at the heart of this community minded village.
Over the time we have lived here we have enjoyed exploring the hundreds of footpaths and walking routes around the area, and watching the seasons reflected in the scenery of this idyllic and peaceful spot. We love that in the summer evenings the courtyard garden catches the last glow of the sun, but our favourites are the autumn nights where the log burner in the living room keeps us cosy and warm.
We are leaving this beloved house with reluctance as we move south to be near family, but we are sure the next owners will love this quirky cottage as much as we have."
