This impressive 4 bedroom home has been lovingly refurbished to an exacting standard and provides light, spacious and extremely stylish accommodation throughout, and includes a south facing enclosed walled garden with mature shrubs and trees.

The front door opens to a long, high ceiling hallway with doors to the living room and kitchen, and stairs to the first floor. There is clever under stairs storage and a WC/cloakroom.

The living room has a front aspect bay window with plantation shutters, wooden flooring, alcove shelving and a wood burning stove. The room leads seamlessly to a further reception area with built in floor to ceiling bookshelves and cupboards beneath. The property benefits from integrated Sonos sound system throughout.

A magnificent kitchen/ breakfast room follows with high vaulted ceilings, porcelain tiled floor and Corian work surfaces. There are ample wall and base units, illuminated glass splashback, a gas hob, space for an American fridge freezer and many integrated appliances, including a tall `Swisscave` wine fridge.
A central island below a glass vaulted roof provides a focal point with a seating area on one side. Bi fold doors across the width of the rear of the kitchen allow access to the garden.

On the first floor a wide landing area and doors to bedroom 4, a double which is currently used as a study by the current owner. Also doors to double bedroom 3, a dressing room at present and bedroom 2, front aspect and also a double.

The generously proportioned family bathroom has a vaulted ceiling, bath with hand held shower, WC, heated towel rail and sink.

A further staircase leads to the principal bedroom. A large double with French doors and Juliette balcony overlooking the rear garden. There is plentiful eves storage and a modern stylish en suite shower room with cleverly designed storage cupboards.

Outside an enclosed walled garden with patio area and lawn. Adorned with many mature shrubs and a large olive tree in the centre and a shed to the rear.

Marmion Road is located on the southern end of the town, a comfortable level walk and approximate 1/2 mile distance of the town centre and the comprehensive shopping facilities that include a wealth of shops, bars and restaurants, two supermarkets, cinema, theatre as well as pleasant river walks and the railway station that provides a service to London Paddington (55 mins.). The commuter is serviced by both the M4 (J8/9) and M40 motorways approximately 7 miles.

Directions
From Henley Bridge and with the Town Hall in front of you, turn left into Riverside and follow this road along the river as it bears right into Station Road and continue to the traffic lights at the end. Turn left into Reading Road and after a few hundred yards, left again into Marmion Road. The property will be found towards the bottom junction on the right hand side.
