LOCATION:
Petham is a small village, located approximately five miles south of Canterbury and a short drive from the village of Bridge. Part of the Kent Downs Area of Outstanding Natural Beauty, the village is surrounded by countryside, farmland and ancient woodland and is a haven for nature enthusiasts and those who enjoy outdoor pursuits. The village is served by a pre-school playgroup and a primary school, which is less than a 10-minute walk from the property and Canterbury has an excellent choice of educational amenities, including grammar, comprehensive and private secondary schools, as well as three universities and a college.
Petham has a wonderful sense of community, with an excellent village hall and beautiful 13th century church at the heart of it. The village hall hosts regular activities and clubs, from baby and toddler groups to yoga. It also hosts Rainbows and Brownies as well as arts and crafts clubs. The nearby village of Bridge offers a Health Centre, dental surgery, mini market, post office, butchers and three excellent pubs.
PROPERTY:
The property is set back from the road and enjoys a lovely front garden with a variety of mature shrubs and bushes. The front door opens into an entrance hall, with a door to the left taking you into a spacious, double aspect living room. There is a kitchen to the rear, which you can enter through a door from the living room or from the entrance hall. The kitchen is bright, with a large window looking out to the garden and countryside beyond, and is open to a small dining area to the front.
Upstairs, there are two generous double bedrooms and a large single bedroom. All bedrooms have built-in storage and there is a bathroom which has a bath and wash basin, and a separate WC.
The property enjoys a large garden to the rear, with magnificent views of the valley behind. As you walk out into the garden from the kitchen, there is a patio area, separated from the main garden by a small brick wall with a few steps leading down. The main garden is then laid to lawn, with mature shrubs and trees. You then reach a hedge wall with an archway leading through to the lower garden. The garden extends a little beyond the rear fence.
A path to the side of the properties takes you down to a small children`s playpark and there are numerous walking and cycling routes from your doorstep.
This fantastic family home is offered to the market with no forward chain. Such properties are rarely available in the area, so early viewings are highly recommended
