By any measure, a gorgeous and roomy Georgian house in stunning condition, with clever later additions that have increased the space to over 1,800 sq ft. The house sits in a secluded plot with most windows overlooking its own peaceful garden, near the centre of a well regarded village close to road and rail access. EPC Rating E.
Fritwell is a pretty village dating back to before the Norman Conquest. For a village of less than 500 inhabitants it is fortunate to have a post office and shop plus an award-winning butchers, a Village Hall for community and private events, two churches and a playing field with play and multi-sports areas for children, plus there is a great C of E first school - an unusual level of amenities for a village of this size. Its access is also excellent with the M40 nearby and Bicester rail station to London less than 6 miles. This combined with its situation amid some of the prettiest countryside makes it a great place to live.

57 East Street is a charming house. Originally one Georgian house split into two, in more recent times it has been extended in such a way as to provide two linked living spaces that are immensely practical and spacious. The current owners have continued the campaign of gently improving it, hence today it is a truly inviting house that's easy to use. But it's the character that we love most. There are lovely stylish touches everywhere, ranging from the charm of an old brick fireplace to the wow factor of a full-width glazed kitchen that links the two parts. It is unconventional in many ways but all the better for it. The next owners will be very lucky!

The entrance under a wisteria-draped porch comes into a classically Georgian hallway with the stairs rising dead ahead. On the left the dining room welcomes you with a wonderful original brick fireplace as the central focus. To the front the large window floods in light, and shutters have been fitted - a theme throughout the house - that compliment the style impeccably. To the right of the hall the second of two sitting rooms is similar, with the addition of cupboards and shelves in both alcoves flanking another red brick fireplace - this time containing a wood burner. The adjacent door leads to the modern addition. Here there is glazing the full length to provide both wonderful natural light and a gorgeous view across the garden. The kitchen units cleverly wrap around four sides with a range to the rear and the ceramic sink to the front in the peninsula. There is also masses of space for a breakfast table next to it, in addition to which generous storage is provided in a large boiler cupboard next door to the cloak room. From here the second stair case rises from a pretty rear hall, off to the side of which is the other, and largest, reception. This is a fantastic room. Doors go out to the terrace from the rear wall next to a fireplace, and to the right two large windows assist in making this a bright and positive space. Measuring nearly 20 ft by 17, it's a room to be envied.

Upstairs is split into two parts. In the older part the stairs comes up to a long hallway. On the left the first of four bedrooms is bright and spacious with a large window overlooking the garden, a very roomy double. The next door bedroom is currently used as the nursery, again it's a spacious room, this time equipped with a large wardrobe that extends deep into the space over the stairs. Serving both rooms is a delightful bathroom, ultra-modern and large with both a wide shower and a separate bath. In the modern extension the stairs curve past several windows to a small landing which the current owners use as a reading space as it is so bright. To the left the shower room is fitted with a large pan, and a rather fun touch is the micro tiles under foot which are polished, recycled glass. The large Velux window provides excellent light, and there's a view from here across the roofs to fields beyond. Across the landing, the smallest bedroom is a good single, or ideal study which is its current role. The bedroom at the end is the most impressive of all. Windows to two sides provide excellent light, and the eaves while not intrusive give the room great character. Storage is ample catered for with several large cupboards off to the left wall. There is more than ample space here for a generous suite.

Outside, the plot is extremely pleasant and very private. A large timber gate to the front provides security, and this folds in two when not in use to minimise space use. To the front a boundary wall encloses the whole, with a hedge behind for privacy that continues to the right. The main space is a generous area of lawn, flanked by a pergola to the rear behind a low stone wall, and to the rear right is a large shed with windows. There is also a decked seating area, alongside which a further low stone wall separates the lawn from the gravel driveway. This drive provides space for perhaps four cars.
