A fastidious renovation of a delightful period house on arguably the best road in Witney. Exceptional condition throughout, many period features, lovely South-facing garden, and further potential for a loft conversion or to expand the kitchen (subject to consents).
Witney needs little introduction. Dating back well over a thousand years its predominant industry was always woollen blankets, for which its fame continued until the last mill shut in 2002. Today there are many cottage industries here, and this includes Wychwood brewery, a renowned producer of real ales. It has an established and attractive central heart with many old buildings and there is quite a selection of shops, pubs and schools making it a very pleasant place to live. Access is also exceptionally easy with a popular mainline station to London just a few miles away, and the East-West A40 road also nearby.

22a was renovated about four years ago. From the front door through to windows to floors, plumbing and electrics, there really is little that hasn't been either refurbished or upgraded. This is not to say the character has in any way been diminished, far from it. In fact the upgrades have managed to embellish the character. It is a lovely house today, light and bright with high ceilings and a generally positive ambience. But should you desire there also appears to be potential to convert the loft, as so many owners of similar houses have done in this road (subject to the usual consents), or even widening the kitchen to provide even larger downstairs space. So enjoy as is, or get stuck in with making more of what is already a lovely home!

The delightful door opens into a charming entrance with patinated floor boards, and ahead the elegant bannister spindles frame a straight staircase. As the room opens up to the side it's clear this is a large space. Open plan, it naturally lends itself to sitting to one end and dining the other. To the left the siting room is very light by virtue of the large sash windows to the front. The fireplace is a lovely feature, so typical of the era, and either side of it there is a handy mix of shelving and cupboards occupying the alcoves. To the right the dining area shares the same timber floor and there is also a fireplace aperture. Double doors to the rear access the garden, and under the stairs the vendors have fitted some clever storage touches including a pull-out frame for a pushchair! From here a doorway leads into the kitchen. A comprehensive range of units provides for all needs. The cooker is a range type. There's a double butler sink. Wood work tops run round three sides and behind them are the perfect style of simple Art Deco type tiles. It's all rather elegant as well as practical, further confirmed by the utility space to the side which also provides plumbing for a washing machine.

Upstairs the first impression is even the landing is pleasing, with ample space to one end for a large chest or wardrobe if desired. The same thin bannister spindles set the Victorian tone again. To the front the main bedroom is surprisingly large, with more than enough room for a suite of furniture besides the bed. There is also a cupboard built in by the chimney breast, while the window looks out over the tree-lined avenue outside. Bedroom two provides a smaller space but it is still a good double room, with a further cupboard built-in to one alcove. Serving the pair the bathroom is an absolute gem. The chequerboard floor is smart and timeless. The wall colour sets off perfectly against the brilliant white suite with both a shower and separate bath, including heritage-style chrome fittings.

Outside, the rear garden is a good length. To the side and rear of the kitchen the pleasantly paved terraces are great seating areas looking down the garden, which faces towards the South. Beyond it the space is largely a lengthy lawn with a shed to the end and a path leading down to it.It's an unusually good size for a town house, ideal for entertaining or just whiling away a sunny weekend. And for those wanting to stretch their legs further, the tree-lined park (pictured) complete with play area is just a minute's walk away.
