An extended and superbly renovated Victorian cottage of 1,842 sq ft, overlooking playing fields. in a great village with its own railway station. Much thought has gone into producing a stylish and bright home including a 27x21 ft open-plan living space and four beds, all ranged around enjoyment of the wonderful view. Unrepeatable.

Lower Heyford is a delightful village. Nestling in a valley with the River Cherwell parallel to the Oxford canal the local scenery is wonderful, with farmland surrounding the village. There is a good local school, a lovely old pub, local store, and access to all points of the compass is exceptional with the M40 and A34 close by and the Cherwell Valley railway line Heyford station within the village. For those looking for a rural existence combined with nearby access to all amenities there are few better Villages in North Oxfordshire.

.

Damson Cottage is a lovely Victorian detached house. In recent years our vendors have carried out a complete renovation and stylish extension of the house to provide significantly better living spaxe, resulting in a house that is in some ways ultra modern but in fact still retains that relaxed and inviting feeling one expects from a cottage. The architect and builders are both renowned for their work in this area (we have used them both professionally and personally), and it is clear why. The finish is exceptional. Combine that with perhaps the best view in the village, uninterrupted across the village playing fields, and it's a really lovely place to live.

..

Entering via the side door, an elegant inner hall complete with panelling to the lower walls leads into the house. Straight ahead, the utility room is comprehensively fitted with a range of units and there is also a sink. To the left the fourth bedroom features a breathtaking view across the playing fields behind, and next door the cloak room has been designed specifically to allow for conversion to a shower room if desired.

...

From here, the original cottage opens out into a truly stunning open-plan space, measuring an incredible 27 feet by 21. The extended rear features roof light windows in the vaulted ceiling overhead as well as a raft of windows beneath, taking full advantage of both the light and the view. The design of this room has proudly incorporated the steel beams supporting the structure as a feature, and within this there is also an open-tread stair and even a window through from the upstairs landing to flood light through the first floor. Everywhere you look there is something unique and interesting, with the modern white decor and painted steels contrasting against the stone of the original cottage. It's a really wonderful space, made more so as each area flows so well into each other. To the near end a seating area provides great space for several sofas ranged around a coffee table. Here the stair cuts down through the room to the field side, and behind it on the left a long work top with sink provides great storage and work space. In addition an island features a further sink, and underneath there is more storage. The cooker hob is built into another unit that wraps around the support pillar next to the stairs. And to the opposite end, yet more storage cupboards are built in next to a pair of stainless steel ovens. Double doors at the end open to the garden and here a gate leads directly out onto the playing fields. The dining area is the natural space next to the living room, nestling in a cozy corner surrounded by stone but still large enough to accommodate a large table. And in addition to this room, a further sitting room next door is bright and appealing with a lovely, large fireplace over which is an oak lintel. Windows down both sides and the doors to the garden pour light in from every angle, making it delightfully attractive and very roomy.

....

Upstairs the property has three further bedrooms. The first is an exceptional size for a house of this type, double aspect with wonderful views over the village playing fields, and a range of storage/ wardrobes to the rear alongside a space which is ideal for dressing. If desired there is potential to add an en-suite. Down the hall, a further double bedroom is elegant with its subtle eaves, and a window overlooking the lane and character cottages opposite. The last bedroom on this floor at the other end of the house is the master suite. Double aspect, it features charming eaves as it rises into the pitch of the roof. There is plenty of space for wardrobes, chests etc, and next to it is a bright and well executed en-suite shower room complete with a soaker head over an enormous walk-in shower. Similar in style, the bathroom is delightful with contrasting tiling and white suite and walls.

.....

Outside, a secluded garden to the side has been the subject of full landscaping. Paved to the centre with gravel paths, it is enclosed by close board fencing ensuring it is immensely private. There is a shed and a wood store, and the oil tank is discreetly hidden to the far corner. This is a wonderful sun trap garden, perfect for entertaining. From here there is a view across the playing fields to the rear, with the Damson trees from which it takes its name on the boundary. And with the village fields accessible directly from the garden, beautiful walks - including access to the canal just a few hundred metres away - are literally a step outside. Note, parking is unrestricted and plentiful on the lane outside, plus there is a garage immediately next to the garden.
