Bletchingdon is a well regarded North Oxfordshire village, set on a plateau overlooking Oxford and Kidlington to the South. Its roots date back to Norman times, evidence of which can most easily be seen in St Giles parish church. Many residents are drawn to the village by its First school. Local activities revolve around the village hall as well as a 17th century pub, and an active sports and social club with playing field and childrens' play area. In addition plans are currently with the local council to build a new village hall which will also contain a community run shop. Commuting access is excellent with Oxford and Bicester within easy driving distance, Islip and Bicester stations are close by and there are frequent buses running to and from Oxford.

Weston Road is arguably the best road in the village as it is quiet (serving only local traffic) with a predominance of attractive character houses. The Malt-house is a significant 17th Century, grade 2 listed house in need of complete renovation but offering many unique and charming features, not least of which is the quirky frontage with an approx 10 degree change in front wall angle halfway across the facade. It is also set in a rather generous plot with landscaped gardens to the front, and to the rear there is a further circa 100 foot of wide lawned garden with a stone outbuilding. Almost as interesting as the house is the model village lovingly created by the late owner which is we believe a tribute to the local village - to be seen to be believed.

The lengthy stone path leads to a glazed front door which in turn opens into the hall, off which is a cloak room. In front the fabulous staircase, dating we believe to the 1700's, winds away to the first floor with slender balustrades and what appears to be an elm rail. To the right the living room is a generous size with an open fireplace (working) alongside which are alcoves one of which features store cupboards. This room is double aspect with windows front and rear overlooking the substantial gardens. To the left of the entrance hall the kitchen is bright with a large window to the front, and beyond it there is a small utility area with a door out to the side. The dining room is adjacent with a fireplace to one end, storage cupboards to the other, and both a glazed door and a further window overlook the garden.

Upstairs there are three bedrooms. Bedroom one is a surprisingly large space, double aspect and featuring several wardrobes. Bedrooms two and three are longer and thinner but both could amply accommodate a double bed if desired. Serving all three the bathroom is located at the top of the stairwell and has a window overlooking the rear garden.

Outside is a generous and unusual plot. To the front the garden is enclosed by walls all round, with a central path leading to the front door. We believe that off-street parking could easily be created without damaging the space There is a wide range of pretty plants and trees, all lovingly maintained to provide a mature landscape, but within this is a quite extraordinary model village made of stone. This includes accurate models of churches, houses, pond, gardens, all amazingly accurate and miniaturised. The owners would leave these for the next owner if they were happy to maintain them, if not they will be removed to a museum. To the left the stone shed/ outbuilding leads through to the rear garden. This is another large space, this time more simply laid to lawn with several trees and a chicken run, in addition to which there is a stone shed/ outbuilding at the rear. Both gardens extend to roughly circa 100 ft, and both are also a very good width.
