Situated at the end of a long private drive, the barns at Tredown have been lovingly restored to retain much of their original character. Little Combe greets you with a slate garden path leading up, beside the lawn, to the front door. This is where the original large barn opening once stood and now feature windows fill this space allowing light to flood into much of this beautiful home.

DownstairsKitchen/dining room (4.8m x 2.5m)The front door opens into the soft, ivory coloured shaker kitchen which features custom-made, natural slate worktops and easy maintenance slate flooring. At the back of the room and above the kitchen sink, the cottage style window gives a fantastic view over the garden to the paddock and countryside beyond. There s plenty of exposed original stonework here, beside an area for dining and a ledge and brace oak door with hand forged pewter ironmongery that takes you into the sitting room.Sitting room (3.3m x 5.2m)The sitting room is a wonderful place to sit and relax, with its impressive handmade oak staircase and inviting wood-burner. Floor to ceiling windows allow light to flood in over the natural slate flooring with its toasty underfloor heating. From here, solid oak doors lead to a downstairs shower room with toilet and hand basin. Beside this and also with access to the shower room, is a bedroom or perhaps useful study/office space. As throughout the barn, softly rendered internal walls mimic lime plaster with soft rounded corners painted a gentle off-white. A glazed door leads out to the back garden which has direct access to the garage and further parking spaces.UpstairsThe upstairs landing and stairwell of this barn conversion really deserves a mention. As you head up the stairs the glass balustrade allows a 360 degree view where to the right an original stone wall reaches high into the eaves. A double-opening oak door sits in a brick-edged opening on a wide slate threshold and takes you into bedroom two, with its ensuite bathroom. Bedroom one, with an ensuite shower room is accessed from a door to your left. On the landing are a large double storage cupboard with oak doors and a further high set cupboard also with two opening oak doors. The upstairs is heated by radiators and has plenty of electric sockets. Above each sink is an electric point. The bedrooms have oiled oak floors and the bathroom flooring is non-slip ceramic slate tile.Bedroom 1 (4.6m x 3.2m)This double bedroom has a deep slate sill window to the front and roof light to the rear, bringing in plenty of light. Oak flooring looks beautiful set against the muted soft white walls. Straight away you will notice the soft green window with a lintel above and an exposed A-frame, complete with its timber pegs, rivets and old woodworking marks. A door opens into the windowed ensuite shower room with toilet, handmade oak and slate wash basin, and heated towel rail. Tiles with a natural stone appearance complement the finish.Bedroom 2 (2.5m x 4.7m)There are double doors opening into bedroom 2 and another original, exposed A-frame. The floor level window overlooking the front of the property and the full-height exposed stone wall gives this bedroom so much character. The ensuite has a large window, toilet, handmade oak and slate wash basin, and oak panelled bath perfect for a soak at the end of a long day. GardensTo the front of the property, a gravelled parking space lies in front of the lawned garden bounded by low picket fencing. The sunny lawned back garden gives easy access to the garage and a gravelled area at the rear of the property with double wooden gates. Here is plenty of parking for two cars. 6ft fencing provides a privacy screen. Beyond this are beautiful countryside views that reach far into the distance over to Cornwall and Bodmin Moor. GarageLittle Combe has the benefit of direct access to its garage from the garden. The garage has an up-and-over door that can be automated if ever wanted. Walls are plastered-boarded and skimmed. Here there is capacity for an electric car charger if required. A separate pedestrian door from the garden leads up a wooden drop-down ladder, taking you to the storage space above with an insulated roof. This very useful, easily accessible area is skimmed and painted. The garage barn has a shared area of hard-standing behind it with a drain where you can wash your car using your own lockable tap. At the south east side of the garage is the pump room. Here is where the borehole water treatment system is housed that provides bountiful natural water to all five barns. PaddockLittle Combe has its own lovely approx half-acre paddock, fenced on one side with post and wire fencing whilst at the end and on the other side is a thick and abundant mature native hedgerow filled with wildlife. This versatile area of agricultural land is situated directly opposite Little Combe s Garden and accessed over the stone track beyond the gravelled parking spaces. Fenced off at the entrance of the paddock is a small area where Little Combe s LPG gas tank is buried underground. Easily accessible to be filled. The land can be used for grazing or planting trees, maybe an orchard or pond or simply encouraging wildlife to make their way onto your patch. There are plenty of uses for this lovely paddock to get you outside in all weather and make the most of living in the country.DISCLAIMERThese particulars including all measurements and dimensions are intended to give a fair description of the property but their accuracy cannot be guaranteed and they do not constitute an offer of contract.
