From the village of South Brent, proceed along Plymouth Road for approximately 50 yards and at the end of the road turn right onto the B3372. Continue for approximately 150 yards and turn right, signposted ‘Brent Mill Business Park’. After approximately 500 yards turn right onto Aish Lane. Continue along Aish Lane for approximately 500 yards and after you travel under the train line turn left, signposted ‘Pennaton’. Proceed along this road for approximately 500 yards and the gateway to the land will be found on the left-hand side.

SITUATION
land near Pennaton is situated on the outskirts of the village of South Brent within the South Hams Area of South Devon as well as the Dartmoor National Park. The nearby city of Plymouth is approximately 15 miles to the south-west.

Despite being a secluded location, the land is situated just 2 miles away from the A38 expressway connecting to the M5 Motorway and national road network, with access via Marley Head.

DESCRIPTION
Extending in all to approximately 5.67 acres (2.29 hectares), the land is split into two field parcels with a dividing devon hedge bank.

The land is predominantly down to permanent pasture with an area of reeds in the centre of the most northerly field parcel, which according to the vendor is due to a broken drain. The land has been used in the past for livestock grazing purposes and some of the perimeters are stock fenced.

The deadline date for the submission of tenders is Thursday 10th October 2024 at 12 noon and all tenders must be submitted to 6 Fore Street, South Brent in an envelope clearly marked ‘Land near Pennaton’.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller and provide a deposit equivalent to 10% of their offer price as their tender. If either of these two component parts are not submitted, their tender risks being declined.

Moreover, the successful purchaser will be liable to pay the sum of £1,500 + VAT in addition to their tender. £750 + VAT as an administration fee and £750 + VAT towards the sellers legal fees, most namely the searches.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitutes an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.
