DESCRIPTION

Luscombe Maye is delighted to bring to market Mornington House, a beautiful double-fronted home situated right in the heart of South Brent village centre. The home has been tastefully upgraded, whilst retaining many of its characterful features and is being offered for sale with no forward chain.

A spacious entrance hall, with tiled flooring opens into the home, providing access to a large kitchen-dining room on one side and the reception room on the other. The kitchen comprises matching floor and wall cupboards in a shaker-style, with a solid wood worktop and open shelving. There is an integrated oven, dishwasher and four-ring hob. The reception room enjoys a wall-mounted inset gas fire with a slate hearth and wooden floors.

Stairs from the entrance hall rise to a set of doors which lead to the outside deck and then up to the first-floor landing. On the first floor are three light and airy bedrooms, two of which enjoy an outlook to the village centre, with one also benefitting from an en-suite shower room. The family bathroom serves the other two bedrooms.

A further staircase leads up to the top floor of the home which is utilised as a large bedroom with numerous skylight windows and an en-suite shower room. Views from the open windows at the front, overlook the nearby rooftops and countryside and there is ample eaves storage.

Outside, an electric gate provides access to the communal courtyard, where we access the two parking spaces for the property. These spaces are situated underneath this properties raised terrace. Decked steps from both the communal courtyard and from the door mid-way up the internal stairs, lead up to the decked terrace, of which our allocated outside space is currently denoted by freestanding pots. There is ample space for outside dining-furniture and seating, making this a great space for enjoying barbeques and the like.

SOUTH BRENT

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.

Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
