DESCRIPTION

Luscombe Maye is delighted to bring to market Greenholt, a four/five bedroom detached home situated on the popular Harwell Lane in South Brent which has been enjoyed by the current owner for nearly 20 years and is being offered for sale with no forward chain. The property enjoys a light and airy reception room, which is the hub of the home with bi-fold doors opening onto the garden. The versatile accommodation provides for living completely on the ground floor if preferred and benefits from having driveway parking for several vehicles and the village centre with all its shops and amenities is less than a 1/4 of a mile away.

A wooden front door opens into an inner porch which has plenty of room for storing coats, shoes and wellington boots. A fully glazed door leads into a spacious entrance hall and onto the impressive main living and dining room, which enjoys a part vaulted ceiling with sky lights, bi-fold doors opening onto the patio and rear garden, seamlessly blending indoor and outdoor spaces and a woodburner for when the cooler evenings draw in. There is ample room for a large dining table and sofa suites and this space is great for entertaining family, friends and guests alike. A large kitchen has a range of standing units, plus built in ovens and a hob and an integrated dishwasher. There is space for a fridge freezer and the separate utility room offers further floor units and plumbing for a washing machine as well as another door to the property and there is a WC. The kitchen also has sky lights letting the natural light in and can accommodate a dining table or sofa, again offering another sociable space in the home.

The main bedroom, which is on the ground floor has doors opening onto the rear patio and overlooks the garden. The room enjoys use of an en-suite bath and shower room and a walk-in dressing room. The second bedroom has an en-suite shower room and there is a third double bedroom on the ground floor which has more recently been utilised as a home office by the current owner. A family bathroom completes the downstairs.

Stairs ascend to the first floor accommodation where there are two further bedrooms, both of which benefit from having fitted wardrobes. The bedroom at the back of the home overlooks the garden and on a clear day you may catch a glimpse of Ugborough Beacon in the distance. There is another bath and shower room which serves these two bedrooms and the spacious landing area is spacious and has been used as a study/work space.

Greenholt is accessed through two electric gates which open onto the driveway, or there is a side gate if you are on foot. The driveway offers parking for several vehicles and there is a large garage which has electric doors and offers good storage space above. There is a mixture of mature shrubs and bushes down the side of the property and the main garden is at the rear of the home and enjoys a Southerly aspect. Much of the garden is lawn, with some mature trees therein and around the border offering much privacy. A raised patio spans along much of the back of the property, with plenty of space for a large outdoor dining table set, perfect for alfresco dining.
